This is probably one of the craziest times in recent history for establishing home values. There are many online home pricing tools, but there is no subsititute for good old manual work. Most agents rely on computers to do their work, but accurate this-house-is-going-to-sell pricing requires that the agent take the time to do extensive research. Today that research includes knowing the property and the neighborhood, looking at the multiple listing service and public records, and considering recent sales and unsold listings. In a market that can fluctuate daily, relying on listing or sales prices alone is not smart -- the information may be 60 days old and already outdated!
